- Check Your Credit
Your credit is crucial when applying for a loan; the better your score, the lower your interest rates will be. Finding the right home can be time consuming, but it's important to consider everything before you decide. What's the commute like to work? If you have kids, what are the schools like in the area? How many bedrooms and bathrooms will you need? Do you prefer or newer or older styled home? All are important factors to take into account during the home finding process.

Buyer Wish List
Once you determine your maximum mortgage payment and price range that is comfortable for you and your family, it is helpful to make a wish list of needs vs. wants in a new home. What can't you live without? What can you live without? Here are a few categories that will help you start planning your dream home: Neighborhood/subdivision/area of town(s), # of bedrooms, # of bathrooms, style of home (ranch, 2 story, bi-level, try-level), kitchen specifics, floor plan, flooring and appliance preferences, yard size, fence or no fence, garage. If you have other specific needs, add them to your list!
The 80% RuleKeep in mind that it is very rare for anyone in ANY price range to find 100% of what they want in a house. I always tell my clients that if they can find a home that matches 80% of what they want they should seriously consider making an offer. The house you want to "sleep on" tonight could be the one that another buyer is ready to make an offer on today! Looking for the perfect house with 100% of everything you want is kind of like looking for a unicorn. You could look for years and not find it. Don't be afraid to be decisive!
- Once Your Offer is Accepted
After your offer is accepted, you'll have a grace period to have the house professionally inspected and request repairs or counter offer if the situation arises. Once this step is complete, we will verify the terms and conditions of your loan, and assist you in signing your papers. I'm here to assist you with any questions you may have during the process.
- Moving Time!
Now that you've found your perfect home it's time to make moving arrangements. If you plan on utilizing a professional moving company, I can recommend reputable, local movers. Don't forget to fill out your change of address forms and inform the utility company of your move! I can provide names and phone numbers for your convenience!

Keep the interior and exterior clean and odor free.

Once you've completed these steps you may want to hire someone to perform a pre-listing inspection. Buyers will be hiring professional inspectors too; this is your chance to find and address problems before it's time to sell.
